Located on the oceanfront, Good Karma Retreat’s spacious deck and the largest single foldable glass door system on the Outer Banks provides breathtaking ocean views from inside or outside of the house. Take a short car ride or pedal through the salty air over to Jennette’s Pier to observe an abundance of sea life and enjoy some of the best fishing around. Many classic Outer Banks restaurants are just minutes away along with mini-golf, a golf course, Roanoke Island and the scenic Cape Hatteras National Park. Regardless of where your daily adventures take you and your family, don’t forget to take in the sight of the stars from the decks, hot tub or pool. The prime location makes opportunities endless outside of the home, and the home also has so much to offer you and your group inside.

The top floor boasts an unobstructed Atlantic view and plenty of space for your whole group to gather. The cozy great room features seating in a large leather couch and two arm chairs. This room proves to be dynamic by offering both the entertainment of a large flat screen TV and ocean views! The dining room neighbors the great room and offers seating for sixteen at the handmade wooden table. The TV and the view can be enjoyed from the dining room as well. The kitchen offers everything necessary to make meal prep a breeze. This area also features an island with seating at the bar for four. The west side of the top floor has a sitting room with soundside views and an additional TV. A King Master Bedroom finishes off the level.

The second floor exemplifies luxury and comfort. This floor includes two King master suites with ocean views, deck access and beautiful private bathrooms. Another King master suite boasts a private bathroom with handicap-friendly features including a roll-in shower and a built-in seat. There is another master suite that features two twins, a private bathroom and a flat screen TV. If you are traveling with children, the children’s suite with one twin bunk set, one pyramid bunk set, a flat screen TV and a private bathroom is the perfect spot for them. The final bedroom on this floor faces the soundside. This King master bedroom consists of soundside views, a flat screen TV and a private bathroom. Don’t forget about this floor's covered deck on the ocean side. The deck provides the perfect spot to kick back with family to enjoy ocean breezes, music and each other’s company.

The ground floor proves to be the ultimate entertainment floor. Spend a rainy day or a late night enjoying your favorite flicks or shows in the eighteen-person cinema-style theatre room. This room will shatter your expectations of a home theatre with its projection screen and surround sound. If you want to tap into your competitive side, the recreation room offers a plethora of options. The room is equipped with a pool table, shuffleboard, foosball table and a 135-game arcade. Other amenities such as a drink ledge with stool seating, a table with four chairs and a lounge area with a large flat screen TV help complete the room. The neighboring room features a wet bar, dishwasher, microwave, ice maker and full refrigerator. The home’s final King Master bedroom can be found here as well. The fun doesn’t stop inside! The ground floor doors open to a variety of exterior options including a concrete pool, baby pool, swim spa, lounge chaises, chairs, octagonal seating picnic area, grill area, outdoor dining area, foot wash and poolside benches. A private walkway leads you to a dune-top gazebo and eventually to the sandy beach right in front of your home. After a long day out on the beach and in the ocean, enjoy a rinse in one of the two outdoor showers offered.

"Overall this house was beautiful and very spacious. We had 10 adults and (2) kids and there was plenty of room for everyone. At the same time, we rented right at the end of the off-season and the home is for sale and it felt like both were true to form. Below are the pros and cons we experienced: Pros: The upstairs oceanfront wall opens up accordion style and provides amazing views to the ocean. The balcony rail is also solid so we felt comfortable with the kids being able to go out there without fear of danger. The fireplace was fantastic as well. The swim spa/hot tub was huge and perfect for our large group. It was at 70 degrees when we got there so we lost a couple of days os use, but once we were able to get in it was great. The downstairs entertainment space was awesome. See cons below for a few issues, but it was a great space for all of us to spread out and have plenty of options for keeping busy. There is also a whole home sound system that we could use throughout the downstairs and while in the hot tub which was sweet. There is also a nice ice-maker on the lower floor which was perfect for the little bar area. Each room having its own bathroom was really nice and convenient and everyone said the beds were comfortable and clean. There are a ton of nice, large TVs and a nice 10 person theater room downstairs with a screen that opens and closes to provide some cool entertainment. Cons: There were no instructions for anything. In a house this large with so many updated features, we had about a half a day's discovery figuring everything out. The main fireplace is controlled by a remote that was misplaced, unmarked and had no batteries. Once we figured it out it was fairly easy to control, but it took a while. We also found many remotes that had no batteries and the remotes themselves were scattered all around. Maintenance came pretty quickly and the gentleman was very helpful, but he mentioned that most of the remotes with no batteries aren't supposed to be used because of universal remotes. Again, makes sense, but no instructions stating that which would have saved quite a bit of time. The theater room projector wasn't recognizing the DVD player or cable. Maintenance said they would have a member of the A/V team come and check it out because they could be tricky. We never saw them so we had essentially no use of the theater room. The picture also showed (4) video rocker chairs which were not there so we did not have enough space for everyone to watch at the same time without having the shade open. It is a great space, but just unfortunate we were not able to use/enjoy it. The foosball table and stand-up video game had issues that had to be resolved via the electronics guys. They came and fixed them pretty quickly and professionally, but we lost a couple of days due to it. Not a huge issues, but an issue nonetheless. When we arrived, the beds were clean and made but all of the bedspreads were randomly spread throughout the house. Some were in closets and some were in drawers. Some were even in the wrong rooms. Not sure what that deal was. Not huge, but again, time spent on vacation doing non vacation things. Most all doors are pocket doors (super convenient), but several of them were broken so we had to make a little sign to let people know the main one downstairs was in use. Neither dishwasher worked properly. They ran, but did not use the soap or clean the dishes. Make sure to close the upstairs wall before dusk. We had a bug issue the first night it was open. Again, some instructions stating this would have been great and saved us another hour or so of chasing bugs out the doors. We also had a few people come unannounced while we were there. I went out on the main balcony one morning to find the pool guys out back opening the pool for the season. I understand it has to be done, but I feel they should have knocked and announced themselves. Overall the place was a great house and one that we ultimately enjoyed. It just would have been great to have been able to have everything working and up to date. If I heard the issues were all resolved I would certainly choose to stay here again."

"The home was really nice and our family had a great time. The main level was awesome for spending time together. We got to use the fireplace and hot tub during our cool weather visit. The view was amazing! There is some deferred maintenance on the home and several items in the game room area were non functioning. Additionally instructions on the theater would be really helpful, we didn't get to use it during our trip."

"Comfortable beds , kitchen well stocked. Great view. So many remotes! Some directions would be helpful. Nice that there are 2 dishwashers and two refrigerators. Not a lot of comfortable seating for everyone that could stay there. Loved that each bedroom had a bathroom."

"Very beautiful home with plenty of space for a large group. Enjoyed the private beach access with gazebo. Had a lot of fun with the theatre room and game room downstairs. Only negative is appliances that needed repair/service or replacement."

"Good Karma retreat was a wonderful home! Large and spacious, 8 bedrooms and 8 full baths. It had 3 floors, you enter at the walkout basement level and it had a big rec area, theater room, nice laundry 2 and one bedroom, a bar. There was also a Pool table, and other games to keep kids entertained. This is the level that you access the backyard, pool and hot-tub and grill. There were 2 grills and the hot tub was large and very nice. From the back yard pool area, there is just a short flight of stairs and voila, you are right on the beach. So close to the house, it was awesome. Really nice beach, sandy and good waves. We used Farmdog Surf company and they would come and set up our chairs and umbrellas everyday by 9 am and take it down by 5:30 pm. This was an incredible service to have. The would store the umbrellas and chairs on our house on top of stairs near the back yard and just come every morning for set up on the beach, so convenient. Totally worth the money! There is also an elevator in the home so it was nice to be able to take our luggage up in that. The 2nd floor had 6 nice sized bedrooms each with its own bathroom. All the beds were super comfy, nice sheets and pillows. There was a nice sized TV in every room (this was a luxury). 2 of the bedrooms on this 2nd floor had balconies with ocean views. All the showers worked awesome, good and plenty of hot water for back to back showers for 7 people. The top floor was beautiful and best floor. It had a large living room, dining room and open kitchen with large floor to ceiling windows on 2 sides, plenty of light and beautiful ocean views. High ceilings on this floor. There was also a bedroom and full bath on this floor and a cute area with large window bench and fireplace and TV for the kids to hang out in. There was also a TV in the living room. A nice hug balcony with furniture to sit out in the evenings and have a drink and take in the beautiful sunset views. Kitchen was well equipped, everything you needed. A nice butlers pantry area with an extra fridge (2 fridges, one in kitchen and one in butlers pantry). We had ordered so much groceries so it was nice to have 2 big fridges, and 2 dishwashers. A super large kitchen island with seating for the kids to eat breakfast everyday. In the evenings we sat in the large dining table surrounded by windows and it was enough to seat 14 people. House was nicely cleaned when we arrived, and lots of linen in every room. Plenty of parking ( along driveway, easily fit 6/7 cars). The only thing that was less than good was the Internet service. It was a bit choppy. My husband had to work while we were on vacation and he had a tough time doing his zoom calls, it would cut out sometimes. Also, the streaming like Netfilx and Amazon didn't work well on the TV, the internet was too choppy. But Cable tv worked just fine. The house is very close to lots of restaurants, ice cream places, pizza places, bike rentals, Jeannette's Pier. Nice and quiet area, family friendly. If not for the Internet issue, I would give this home a 5 star review, but it was still spectacular. We really enjoyed our stay here."
