Nestled in the dunes of historic Penny’s Hill, unobstructed views of both the ocean and the sound are available from this luxurious retreat. The home’s distinctive layout—comprising a main house, guest house, and Fun Villa—encloses a private travertine pool courtyard, creating an exclusive resort escape. Boasting 10 ocean-view suites and generous square footage — a rarity unmatched by most properties — the estate offers abundant opportunities for privacy and comfort. Large, covered decks provide shade and offer the perfect vantage point to enjoy ocean and sound views, as well as the Corolla Wild Horses roaming nearby. Covered walkways offer dry entry between dwellings during inclement weather. For the history buffs in your group, Penny’s Hill was formerly a steep sand dune and a thrilling destination for dune buggy enthusiasts. “Hill Runner” takes its name from the legendary dune buggy that once conquered Penny’s Hill—now beautifully restored and showcased at the home.
Whether you’re planning a wedding, family reunion, corporate retreat, or other special event, multiple flexible common areas provide ample space to gather. The indoor reception area, tented patio, and speakeasy ballroom provide versatile options to personalize your event space to suit your preferences. Caterers can access the prep kitchen on the ground level of the Fun Villa via an exterior door, offering convenient access and the opportunity to take care of “back of the house” activities without walking through the event space. The catering prep kitchen is available for catering vendors only during a special event reservation. Patio space accommodates a 30’ x 40’ tent that can be connected to the ground floor of the Fun Villa, offering an expanded covered space for gatherings during weddings or other special events.
The home’s main house includes ocean-to-sound views and a combination of distinctive living spaces and bedroom accommodations. The extraordinary third-floor layout includes an open and spacious great room with many exclusive features which can be accessed by one of the two elevators in the home. Relax in the comfortably furnished living area, which includes an electric fireplace. Your favorite beverage is just steps away in the conveniently located wet bar. The kitchen is fully equipped to accommodate your entire group, including a professional-grade 60” range, three refrigerators, three dishwashers, and two microwaves. A separate butler’s pantry offers guests a convenient space for additional storage & meal preparation. Getting groceries to the top floor is effortless using the elevator in the main house. The impressive dining area includes seating for 48, allowing large groups to easily gather for meals. If your group prefers to dine outdoors, step out to the expansive outdoor dining area. Designed with entertaining in mind, the large kitchen pass-through window makes dining outdoors effortless and convenient. A separate sunset lounge sitting area includes a cocktail bar and undercounter wine/beverage refrigerator, making it the perfect place to watch the sky change colors as the sun sets on the Currituck Sound. A half bathroom is conveniently situated on the landing between the third and second levels of the main home.
On the second floor of the main home, you’ll find four spacious master bedrooms, each with a private bathroom. One of the master bedrooms features a private wet bar with beverage refrigerator, ocean views with direct deck access, as well as private indoor and outdoor showers overlooking the ocean. A second master bedroom also enjoys deck access and panoramic views of the shoreline, while a third suite offers thoughtfully designed accessibility-friendly features for comfort and ease. Completing the accommodation on this floor is a fourth master bedroom with two sets of bunk beds. There is a dedicated office on the second floor, complete with a docking station, monitor, keyboard, and mouse, making this an excellent space for members of your group who need to work during your stay. High-speed internet provides seamless connectivity with up to 1 gigabit upload and download speeds. An additional sitting area and laundry facilities are also available on the middle level of the main home.
Two master bedrooms can be found on the ground floor of the main home, each with a private bathroom. One master bedroom offers a king bed and daybed with trundle. The other is a spacious bunk room featuring both queen-over-queen and twin-over-twin bunks.
In the guest house, you’ll find twelve ocean-facing master bedrooms, each with a private bathroom and balcony. Every master bedroom on the middle and upper levels boasts sweeping ocean views with private outdoor space to enjoy the spectacular view. An elevator assists with unloading luggage upon arrival. Enjoy private outdoor showers with stunning ocean views that adjoin the indoor shower in one master bathroom on the top floor and another on the middle floor. Additional laundry facilities are available on the middle level. After returning from the beach, rinse off the sand using two outdoor showers on the ground floor.
Endless entertainment options are available in the Fun Villa. On the second floor, come together for an epic movie night or game day experience in the theater room, which includes a 155” screen and state-of-the-art surround sound. When you’re ready for a drink, step into the speakeasy-inspired bar, complete with a professional drink station, a dishwasher, ice machine, and dual under-counter refrigerators. The speakeasy-style bar and adjoining covered sunset deck offer an inviting evening retreat with stunning sunset views over the sound and sightings of the Corolla Wild Horses. On the ground floor of the Fun Villa, there is a large rec room with ping pong and pool tables, and a bar with a refrigerator, dishwasher, microwave, and commercial-grade ice machine. A wide pass through window from the bar to the pool area makes it effortless for guests lounging poolside to enjoy drinks and refreshments. Three half bathrooms are available in the Fun Villa.

Large sand dunes have a notable place in Outer Banks history and Penny’s Hill is no exception. Situated approximately 2.5 miles north of the 4x4 beach access ramp, the neighborhood is located adjacent to the giant Penny’s Hill sand dune. Penny’s Hill is located on the 4x4 beach between the ocean and the sound, and it is the second largest sand dune in North Carolina, as Jockey’s Ridge in Nags Head is the largest. A climb to the top of Penny’s Hill offers the opportunity for panoramic views of the natural beauty of the Outer Banks.
