Initial Payment: One half (1/2) the base rent, the handling fee and optional Trip Insurance must be received by Twiddy within 5 days of the lease date. You will receive a lease electronically or by mail. (Sample lease are available to view at www.twiddy.com.) Reservations that are not confirmed by a payment and signed lease within the allotted timeframe (5 days) will be subject to cancellation without notice. Please call us at 1-800-489-4339 or e-mail us at rent@twiddy.com in case of delay. A non-refundable $90 administrative fee (plus tax) is applied to every reservation.
Agent accepts payment by personal check, e-check, cash, certified check, money order or credit card. We accept only US Funds drawn on a US Bank and only MasterCard, Visa and the Discover Card if using a credit card. Payments made within 30 days of your arrival must be by cashier’s check, money order, e-check or credit card. Personal checks are not accepted within 30 days of arrival and e-checks are not accepted within 7 days of arrival. Guests who did not provide an e-mail address at the time of booking should expect their Agreement to be sent by standard mail within the next week. The charge for returned checks is $25. Checks will not be re-deposited and must be replaced with a money order, cashier’s check or credit card payment within 7 days.
State and county taxes apply to all rents, fees and services (excluding Travel Insurance). Tax rates are subject to change.
Balance Rent: The unpaid balance of the base rent (plus taxes and all other charges) is due 30 days prior to check-in. For reservations made less than 30 days before arrival, payment is due within 24 hours of booking.
Seasonal Date Ranges: Seasonal date ranges for each home are outlined in their description. However, due to space limitations, rates for every available week in some homes cannot be listed in the brochure. As a result, there are a few instances in which different rates are “grouped” to reflect one price. In most cases, the higher price is listed. Please refer to www.twiddy.com for complete weekly pricing information.
Holiday Rates: Homes with specific holiday rates are indicated in the Amenities section of each home description by the following abbreviations: E (Easter), T (Thanksgiving), C (Christmas), N (New Year’s). Please refer to www.twiddy.com for complete weekly pricing information.
Optional Travel Insurance coverage is offered on all lease agreements. Insurance includes coverage for medical emergencies and cancellation insurance for a mandatory evacuation. This insurance covers the rental rate and taxes paid for the home you reserve. It does not cover the $90 handling fee. Some restrictions may apply; additional information regarding the insurance is available at www.twiddy.com. The non-refundable fee for this travel insurance is not taxed and is based on your total balance due. The total cost is included in your initial balance due, but you may decline the travel insurance coverage by initialing the specified area on your lease agreement. The initial balance due would then be the amount indicated on your lease, less the exact cost of this coverage (also indicated on your lease). We strongly urge you to purchase this coverage to cover your vacation investment, as no refunds will be offered, even in the case of a mandatory evacuation. Early Check-In: A limited number of 1:00 pm check-ins are available on a first come/first served basis for $95 (plus tax). Requests must be made and confirmed by phone and paid in advance of arrival. The fee applies whether or not you arrive by the designated time. Services such as linen deliveries, pool, hot tub cleaning and some maintenance calls may not be completed prior to Early Check-In; guests should anticipate service personnel arriving throughout the afternoon and early evening. We cannot offer this service for certain homes, including those with seven or more bedrooms, homes in the 4x4 area, or homes occupied by owners the preceding week. Early Check-In cannot be absolutely guaranteed – however, the fee will be refunded if the home is unavailable at 1:00 pm.
Advance Property Holds: Current-year guests are given the first opportunity to request the same home/timeframe for the following year (some restrictions apply). The same home/timeframe is held for current-year guests until 12 PM on the Monday following their departure. All repeat Twiddy guests interested in booking a home for the next year have from 12 PM to 5 PM on the Monday following the current-year guests’ departure to request an Advance Property Hold. At 9 AM on the Tuesday following the current-year guest departure, Advanced Property Holds are offered on a first come/first served basis. For those not renting with Twiddy in the current-year, we strongly recommend calling at 9 AM on the Tuesday following the week in which interested for the next year. Availability is often limited due to Advance Holds already placed by departing guests, so it is best to call us first thing that morning with several vacation home options in mind. A non-refundable fee of $35 (subject to change), which is not applied to the rent, holds the home off the market until a lease is sent in the fall. At that time, a full deposit is required to secure the reservation. Advance Property Holds are not reservations, but tentative holds that are contingent upon two factors: 1) the home must be in our program the following year, and 2) the dates must be made available by the homeowner. If there is a conflict with either of these two requirements, the Advance Hold will be void and your money will be refunded. The Advance Hold does not lock in current-year rates. Guests do have the option of declining the rental after the homeowners have set their rental rates for the following year. The fee will be reflected on the lease agreement sent in the fall. Please note that Special Event homes’ Special Event fees and Security Deposits may vary and are subject to change from year to year.
Insurance is underwritten by National Union Fire Insurance Company of Pittsburgh, Pa., a Pennsylvania Insurance Company (NAIC #19445), with its principal place of business at 70 Pine Street, New York, NY 10270. NUFIC is a member of the AIG Companies® and is currently authorized to transact business in all states and the District of Columbia. The Policies will contain reductions, limitations, exclusions and termination provisions. All coverages may not be available in all states.
